The quietest leak in the house

In the humid months an air handler can condense several gallons of water a day. It leaves through a small PVC drain line that clogs with algae and dust, and when it does the water backs up, fills the drain pan and overflows onto the closet floor, into the garage or, for attic units, straight through the ceiling below. The float switch is supposed to shut the unit down first. It doesn't always.

Because the leak is slow and often behind a louvered door, it can run for weeks. The signs are a damp patch on carpet outside the AC closet, a water stain on the ceiling under an attic unit, or a musty smell when the system starts. An AC technician clears the line; a restoration contractor dries the drywall, flooring and framing it soaked.

Right now

What to do first

  • Turn the system off at the thermostat so it stops making condensate.
  • Mop or wet-vac the standing water in the closet and check whether the carpet or wall outside it is damp.
  • Call an AC contractor to clear the drain line and check the float switch and pan.
  • Photograph the pan, the floor and any stains before the AC technician arrives.
  • Open the closet door and keep a fan on the area until drying equipment arrives. Don't close it up damp.

What AC leak cleanup involves

What a restoration contractor should do, so you know what to expect and what to ask.

Finding how far it went

Moisture readings on the closet walls, the floor outside and any adjoining rooms show the real extent, which is usually larger than the wet patch.

Closet walls and base

The bottom of the drywall and the wood platform under many air handlers soak up condensate. Wet material is dried in place or cut out.

Ceilings under attic units

An attic air handler that overflows soaks the insulation and the ceiling below. That is handled like a roof leak.

Drying

Air movers and a dehumidifier run in and around the closet until the framing and drywall read dry.

Mold

Slow condensate leaks are a classic source of mold inside AC closets and ductwork. Any growth is contained and removed before the closet is closed up.

The AC side

Clearing the line, replacing the pan or float switch and servicing the unit are AC work, not restoration. Ask which company does what.

Questions

AC Leak Water Damage: common questions

Why does my AC leak water inside?

Usually a clogged condensate drain line, a cracked or rusted drain pan, a failed float switch or a frozen evaporator coil that thaws all at once. An AC contractor can tell you which. The water damage is a separate problem once it has reached the walls or floor.

Is AC condensate clean water?

It starts clean, but it sits in a pan and a drain line full of algae and dust, so it is usually treated as gray water (Category 2). Carpet pad and drywall it soaked for long are commonly removed.

How do I stop it happening again?

Have the drain line cleared and the float switch tested at each service, pour a cup of vinegar down the line monthly during the summer if your AC contractor recommends it, and check the closet floor when you change the filter.
