Mold is a moisture problem first

Mold spores are in the air everywhere, indoors and out. They grow where something stays wet: drywall that never dried after a roof leak, the wall behind an air-handler closet, carpet pad under a slow refrigerator line, a bathroom whose exhaust fan never ran. Scrubbing the spots you can see without fixing the moisture means they come back.

Proper remediation finds and stops the moisture, seals off the area so spores don't travel through the house and the ductwork, removes moldy porous materials, cleans what can be cleaned, dries everything and then checks the result. Florida licenses mold assessors and mold remediators separately, and for a large job it is worth using an assessor who isn't doing the removal.

What to do first

  • Don't scrub, bleach or spray large areas yourself. Disturbing mold spreads spores.
  • Find and stop the water if you can: a drip under a sink, a toilet seal, a roof or AC leak.
  • Keep the door to the affected room closed and, if you can, close the AC supply vent in that room so spores don't circulate.
  • Small spots on hard surfaces (under about 10 square feet, per EPA guidance) can often be cleaned yourself with gloves and a mask.
  • Anyone with asthma, allergies or a weak immune system should stay out of the area.

What mold remediation involves

What a restoration contractor should do, so you know what to expect and what to ask.

Finding the moisture

Moisture readings and sometimes thermal imaging show where water is feeding the growth, including inside walls and above ceilings.

Containment

Plastic sheeting and a zip door seal the work area; negative air pressure keeps spores from drifting into the rest of the house.

HEPA air filtration

Air scrubbers filter spores out of the air during and after the work. Ductwork is checked if the AC served the room.

Removing porous materials

Moldy drywall, insulation, carpet pad and baseboards are cut out and bagged rather than cleaned.

Cleaning and drying

Framing, block and hard surfaces are HEPA-vacuumed and cleaned, then dried before anything is closed up.

Checking the result

A visual check, and sometimes air or surface testing by a separate licensed assessor, confirms the job is done.

Costs

What mold remediation typically costs

JobTypical rangeWhat moves the price
Small area, one wall or a vanity$500 – $2,000Containment, drywall removed
One room, e.g. a bathroom or AC closet$2,000 – $6,000Extent behind walls, ductwork involvement
Several rooms or an attic$6,000 – $15,000+Access, size, testing

These are planning ranges for typical jobs, not quotes or surveyed local averages. The contractor prices your job after an inspection. Plumbing, roofing, AC repairs and rebuilding are usually extra.

Questions

Mold Remediation: common questions

Do I need a mold test?

Not always. If you can see or smell mold, the priority is finding the moisture and removing the growth. Testing helps when the source is hidden, for a real-estate sale, or to confirm a large job was done properly. Florida licenses mold assessors separately from remediators, so you can hire one who isn't doing the removal.

Is black mold dangerous?

Any mold can cause allergy and breathing problems, especially for sensitive people. Color doesn't tell you the species or the risk. Treat it all the same way: fix the moisture and remove it properly.

Does insurance cover mold?

Usually only when it follows a covered, sudden water loss, and often with a cap. Mold from humidity, a long-term leak or a neglected AC is commonly excluded. Check your policy.

Why does my house smell musty when the AC starts?

Often because the air handler, its closet or the ducts have growth from a condensate leak or from a system that runs oversized and never dries the air. Have the AC closet and drain line looked at first.
