Price guide
What water damage restoration costs
Typical ranges for the most common jobs, what pushes a price up, and how insurance, hurricane deductibles and flood policies fit in. Your price comes from the contractor after an inspection.
What moves the price
Water category
Clean water from a supply line costs least. Gray water (washer, dishwasher, AC condensate) costs more, and sewage or floodwater most, because more has to be removed.
Area and materials
Square footage, and whether carpet pad, drywall, cabinets, insulation or wood flooring have to come out.
Drying time
Equipment is usually billed per piece per day. Block walls, hardwood and high indoor humidity stretch the days.
How long it sat
Water caught in hours is mostly extraction and drying. Water left for days in this climate means removal and often mold work.
Access
Attics, ceilings, tight AC closets, condo buildings and gated communities take more labor and planning.
Repair vs mitigation
Most quotes cover mitigation (water out, dry). Rebuilding drywall, flooring and cabinets is usually a separate estimate.

Insurance, hurricane deductibles and flood
If your policy covers the loss, you usually pay the deductible and the insurer pays the rest of the reasonable cost of mitigation and repair. Many restoration companies bill the insurer directly and price jobs in the same estimating software insurers use, so ask whether they will work with your claim.
Whether a loss is covered depends on the cause. Sudden, accidental water from a burst supply line, water heater or appliance is often covered. Damage from wind-driven rain in a named storm usually falls under the hurricane deductible, which is often a percentage of the home's insured value rather than a flat amount. Water that rose from the street, the yard or a canal is flood, which a standard policy excludes and a separate flood policy covers. Slow leaks and sewer backups often need an endorsement. Ask your insurer which applies before the contractor starts.

How to compare estimates
- Get the scope in writing: rooms, materials removed, equipment and days.
- Check that mitigation and repairs are listed separately.
- Ask how dryness will be measured and whether you get the moisture log.
- Ask about after-hours or storm-season surcharges up front.
- Check the contractor's license with the Florida DBPR at myfloridalicense.com.
